• The Villa is not Air conditioned however the thick original stone insulated walls allow the Villa to remain cool in the summer and warm in the winter months.

The original stone walls, terracotta roof and wooden beamed ceilings emanate the traditional design in the style of the historic farm houses of the area. Guests can enjoy uninterrupted views of the local hills from each room of the house which has been completed to a high specification including solid chestnut windows and doors, stylish designer finishes and locally crafted ironwork. The villa is bright and airy with doors leading directly onto the garden at ground floor and onto the perimeter balcony from each bedroom at 1 st floor level.
Health and safety considerations have been incorporated within the design.

GROUND FLOOR.
The main entrance to the Villa leads to a spacious living area on the left, with a traditional open hearth fireplace and a large Tuscan family style wooden table for guests to enjoy.
To the right of the entrance is an open plan modern kitchen-diner.A twin bedroom is located to the rear of the property with an adjacent bathroom. Each room is fitted with French doors which open onto the terracotta terrace,which surrounds the Villa.


FIRST FLOOR.
The traditional stone staircase leads to the galleried area on the first floor which overlooks the ground floor living room area. The first floor has two spacious double bedrooms one with private ensuite facilitie, a twin bedroom and additional bathroom.

On this floor a perimeter balcony surrounds two sides of the Villa and is accessed via French doors.


GARDEN & EXTERNAL AREAS.
The surrounding land to the Villa is a mix of functional and adventure landscaping. To the rear, a steep hill leads down to the boundary of the property, with pathways and hideaway benches set amongst a wood of chestnut trees. We advise that small children are supervised in this area.

To the front of the Villa, a swimming pool measuring 12m x 6 m is located (10 m from the Villa) on a raised part of the garden with surrounded by a wooden decking solarium area furnished with comfortable sun loungers.

There is also a barbeque area with stylish garden furniture ideal for al fresco dining in the Spring and Summer. A lawn extends around the entire Villa.

The Villa’s private road leads directly to the secure parking area which can accommodate up to 4 cars.
The parking area is situated 5 m from the Villa.

Villa Barsellotti is situated the medieval village of Casabasciana at the foot of the Apennine mountains
in the heart of the Serchio Valley with spectacular 360 views.
Although seemingly in a mountain resort, Casabasciana is just circa 550 mt above sea level.

This part of Northern Tuscany is famous for its rugged natural landscape, wooded hills and impressive scenery. There is a charming quaintness about this area, untouched by mass tourism and industry.


The Villa’s location provides easy access to the local medieval villages and national parks, the spa town of Bagni Di Lucca and the impressive walled City of Lucca is only a 30 minute drive away.

Famous Tuscan towns and villages such as Pisa, Florence, Siena and San Gemignano, are accessible by the A1 /A2 motorways, accessed at Lucca.
