Our fees are 3.5% of the property selling price, with a minimum fee of 1750.00 euros. The fee becomes payable at the conclusion of a successful purchase; Except for Off-Plan purchases, which in this case, the Fee becomes payable at the (Compromesso) signing stage.

A bit more to be aware of;

Included in the fees are translations of all neccessary documents required for the purchase, the geometra's survey report, negotiations with the seller on your behalf, Power of Attorney to act on your behalf with the notary.

In addition, the other fees to take into consideration are Notary which is Approx 2 ½ % of the sale price and an extra 11% for the total Government Taxes.

In order to cover all costs we recommend budgeting an extra 17% approximately on top of the agreed property price.

In Italian Law each property has a (Catasto) value, this value is normally a lot less than the asking price. This (Catasto) value is recorded at the Land Registry Office and the Government Taxes payable are bases upon this valuation, therefore this results in the Purchaser normally paying less tax.

the first point which often is not clear is that you have to make sure you are actually dealing with an agent... otherwise they cannot charge you a penny...or cent in any case

the second one is the most recent as the law is always being challenged here by other people say geometras and architects, as they cannot charge for mediation, and they really want to, well not only want to, do so...when they are found out the case generally arrives at the higher courts and they loose...

the last link refers to the supreme court ruling of this year about who can sell houses here and get paid for doing so, it precisely states in my opinion anyway and what is precise in law... in any country... let alone Italy that only someone or a company and its qualified staff can obtain money for a housing transaction from buyer or seller if they are inscribed in the roll of mediation in Italy and registered with the chamber of commerce

it is very easy to check, their web site has to display the registration number, and so do all documents that are produced for you to sign when buying or selling a property here., you can also go online to the chamber of commerce and or visit it to check....

there are always interpretations about this, and its one of my favorite discussion points.... as i always say...a person inscribed and qualified does not guarantee you any security of the sale being honest... it does guarantee recourse under law... and compensation should things have been done illegally... dealing with a non registered person allows you to get your fee repaid as that is the only illegal part.... which maybe will not be sufficient
