Question New building - cost per sq metre

Last October we were quoted Euros 2200 per sq metre lordo (including walls) but just now have been told this has gone up to Euros 2500 because of new building regulations/laws which came into operation in February this year re anti-seismic requirements. Does anyone know anything about this please?

Generally the view on the forum seems to be that non-new prices are going down. In the specific village we are interested in. which is situated on the shores of a volcanic lake, it appears that prices are going up, (in addition to the above), because of the shortage of building land/comune rules about new building within a certain distance of the lake.

I hope some of you experts on the forum can throw some light on the new laws.

That sounds expensive but you might find out at casaverdeitalia property in italy tuscany liguria emilia romagna, they have helped me out in the past with our drainage.

This sounds totally ott; what about telling them you'll pay 1,500 euros max per sq meter.

Have you ever read 'After Hannibal'? by Barry Unsworth quoting 'Stan Blemish' the appalling Property Manager who trys to rip off just about everyone who's daft enough to employ him.

How can anybody answer based on no info?

Size? Smaller is more expensive per meter.

What sort of work is involved?

Materials?

Time line? Urgent is different then slow.

I agree with MyAbruzzoHome that €1,500 is a median figure - possibly more if you need piles. By agreeing to a lordo' figure you risk laying yourself open to gouging. An alternative is to ask for a Compiuto Metrico; an itemised list of work, based on quantities and the rates issued by the provincial authority for each type of work.

I wonder if getsett is referring to a figure which includes the land, the urbanisation costs etc. etc?

If this is the case, and it sounds as if it is in a nice location, then €2500 doesn't sound unreasonable.

(A site might fetch as much as €300 per sq m - say 1000 sq m for a plot, that's €300,000. Build a nice 150 sq m house on it at €1,500 per sq m - that's €225,000: total €525,000, divided by the sqare meterage of the house gives you €3,500 per sq m.)

Good point Charles. €2,500 per sq/m for a house complete with land, on a good site, would be OK.

I drive by a little weekend place. It was built a year or two a go. It's TINY. One small bedroom, a small kitchen and a small bath. I'm afraid to guess what it cost per square meter. They could have tripled the size and not increased costs that much.

Default Building costs per square metre

Thank you to all who have replied. I was beginning to give up hope as I asked the original question on 18 April and, although it was read by many, no-one replied until these last few days. Not being an expert, I now realise that I should have included more information. The price I quoted was based on new build, bi-familiare, 130 sq metres plus some habitable accommodation in the semi-underground garage.and includes the cost of the land. The site is in one of the villages surrounding the Lago di Bolsena - in Alto Lazio. Thanks again to all for your replies. I will take up some of the suggestions put forward.

Hello There,
Just a quick point that as far as I am aware there are no new anti seismic regulations that have come out recently that would warrant a 300 euro per metre increase in costs. The figures quoted here seems alright, as an average cost for rebuild of a ruin meeting all the current building regs I would say 150,000 euro's not including internal works. Then again in Sicily you can over half that cost to about 65,000 euro's.
Point is get the builder to do the main restoration and then do the internals either yourself or find a independent builder preferably one reaching retirement to reduce costs.
I managed to restore my property which is over 250 sq metre's including doors, floor, windows, electrics, heating systems and fittings all for less than 35,000 euro's and I havn't used cheap materials.
