I DUE AIRONI (The Two Herons) is a wonderful panoramic wine producing farm, sited in an exclusive little valley near the village of Castello di Serravalle (2 Km.) and at about 25 Km. from the Town of Bologna (the “best living town” in Italy for 2010).
The farm is located in a rich historic and artistic area, served by four different roads but distant about 900 m. from the traffic, at about 15 Km from A1 highway at about 25 minutes by car from Bologna and Modena in a hilly separated little valley at about 200 meter over sea level.

The production part covers an area of 18.5 ha ( 43 acres) in property + 3.5 in rent, there are 11.5 ha for vineyard, two wonderful irrigation lakes rich of fishes, 7,000 sqm. of cherries, about 5 ha of copse. The farm is organized for wine production. It is located in DOCG – DOC Colli Bolognesi (Bologna’s Hills) area and produces its own grapes, wines and bottles that sells under a famous and prized property brand: I DUE AIRONI.
Actually the production is reduced (25,000) for the health of the owner, but it can reach about 80.000 bottles/year with self produced grapes and 250,000 with grapes bought from surrounding.
The cellar (modern and finished in 2005) is about 900 sqm. fully equipped, also for wine making on commission, for making, bottling and labelling also sparkling wines and charmat spumante.
Over that, the production part has also one worker’s apartment (90 sqm.), one office (mini apartment 80 sqm.) and a selling point (20 sqm.). A big terrace (over 100 sqm.) can be covered to make a restaurant or a tasting room.
As administration the farm is organized as an Agricotural society (I DUE AIRONI Società Agricola s.s.) and is subjected to the most favourable fiscal regime reserved for agriculture.

The residential part offers the main villa (about 370 sqm in two floors completely restored 1995 in ½ and in the rough for ½) one dependence (about 50 sqm in two floors) over the swimming pool of 72 sqm. a big garage all closed in a park of over 2000 sqm. The villa is actually organized with 5 rooms, 2 bathrooms, one kitchen, one living room, one laundry in the lived part, a similar organization, not finished is preview and organized in the other.
The farm is served with water, telephone, electricity, gas and all services.

We sell both the only separated production part or the full property. We warrant the technical support from the actual owner for almost the first two years of conduction.
