The property is 9 km outside Orvieto and just 700 metres from the village of Canale. There is a good road leading from the property to the village. Local transport and communication links are good; the railway station is 10 minutes away as is the Orvieto exit of the A1 motorway. Rome is just over an hour away by car. Within a twenty / forty kilometre radius there are many interesting places to visit. The Lake of Corbara is not far away and Lake Bolsena is very near . There are many inviting places that can be easily reached by motorway or by the Cassia road: - Viterbo (32kms), Rome (100kms), Fiumincino Airport ( 120 kms), Siena ( 100 kms), Perugia ( 90 kms) and Florence ( 170 kms).

Services:

The property does not receive water from the communal acquaduct: water comes from an underground source. There are 3 imhoff containers. There are gas bottles for heating ;hot water comes from a water heater on the second floor . On the semi -underground floor there is a boiler room which runs the radiators in the rest of the house.

Condition:

The main villa has been renovated but on the whole the structure needs updating and improvements need to be made. The outside walls of the church need maintenance and painting. The frescoes on the inside need restoring. The farmhouse and second villa are in a good condition ; the roofs and ceilings need work done on them as does the internal space. The mill needs renovating and can be made into a habitable space.
