Description of buildings
The property currently hosts a main apartment and four smaller units that are suitable for holiday rentals or turned into a single and spacious private residence for a total of about 519 gross sqm plus a small outbuilding with storage and laundry room for an additional 50 square meters.
The ground floor consists of the three independent units composed of a one-room apartment with kitchenette and bathroom, a two-room apartment with kitchen, bedroom and bathroom and a larger apartment with living-room, kitchen, bedroom and bathroom in addition to a boiler room and a warehouse.
On the first floor the main apartment opens onto a large living room with stone fireplace and a lounge with dining area, both with vaulted ceiling, the aside kitchen gives access to a paved patio overlooking the other side of the property, perfect for al fresco dining or to reach the lower floor through a wooden spiral staircase.
The other wing houses a bathroom serving the living room and an apartment - with independent entrance - divided into kitchen/dining room, bedroom and bathroom.
The other two floors covering the tower have a separate entrance but are connected also to the main apartment by a wooden internal staircase. The first story hosts a lounge with fireplace, bedroom and bathroom, attic and the second attic one has three rooms and a bathroom.
Connected to the castle by a wooden bridge there are two small stores (20.46 sq.m) - accessible from a porch closed on three sides - and a masonry wood burning oven.
There are also further rooms such as:
- small room next to a small rocky hollow in the proximity of the castle;
- a grotto entirely carved in stone, a former cellar currently used as technical room.
- Two caves (68 m), already used as wine cellars, situated on the edge of the land belonging to the castle.
Condition
Poggio al Lago is in good general conditions, the massive stone structure is characterized by some arched openings, buttresses and a monumental portal made of blocks of squared and hammered stone.
The interior floors are mostly made of cotto, some bedrooms have ceilings with wooden beams exposed stone walls.

Outdoor space
A paved path crosses the park that extends around the remains of the castle in a large lawn enriched with timber trees, such as pines, firs, cypresses, oaks, olive trees and
laurels.
Six hectares of private land stretch beyond the park.
It is possible to purchase further 60 hectares of land including arable, pasture and wood land.

The property, which currently hosts a main apartment and four smaller units, is suitable for running an accommodation business as well as for original prestige private dwelling (making a new spacing of the interiors) thanks to the enchanting and panoramic position, the historic charm of the area and the proximity to two of the main cities of art of Umbria (Todi and Orvieto).
