Description of the buildings
The property is comprised of several buildings and together they have a total surface area of 2,254m². At the moment they are designated for tourist accommodations and include:
- A noble residence, with tower, made up of three storeys which are divided as follows: the ground floor has the main reception area, restaurant dining room with fireplace, breakfast room, professional kitchen and pantry, two bathrooms and a small storeroom. The floor above has a grand living room, a sitting room with fireplace and four bedrooms with en-suite bathroom. The top floor features a living room and six bedrooms with en-suite bathroom.
- A two-storey stone farmhouse with portico. The ground floor has an entrance hall, sitting room with fireplace, a large living room/dining room with fireplace, a kitchen, study, three bathrooms and service rooms. The upper floor is reached via an indoor staircase, although it also has an independent entrance, and has a master bedroom with walk-in closet and bathroom, two double bedrooms, a study, sitting room with fireplace, and a veranda over the independent entrance, two bathrooms and an attic room. The building also has a basement and garage.
- A stone farmhouse structure (with basement) designated as a wellness centre. It has an entrance, living room with fireplace, a changing room, sauna, three treatment rooms with two bathrooms. The basement has its own entrance and houses a study/office and bathroom.
- A two-storey stone farmhouse which comprises, on the ground floor, an independent apartment with living room/dining room, small kitchen, bathroom, two bedrooms with en-suite bathrooms and two other bedrooms with private entrance, bathroom and storeroom. The upper floor houses five independent bedrooms with en-suite bathroom.
- Private chapel with sacristy
- A three-storey custodian’s house, with equipment barn and storage rooms on the ground floor, a living room, kitchen, two bedrooms and bathroom on the first floor, and attic space at the top.
There are stalls and agricultural barns covering a total of 689m² of surface space and include:
- Spacious stalls with storerooms on the upper level
- Storage space/stalls for about 60 m².
- A two-storey annex of 92 m².

Condition and furnishings
The property is in perfect condition. The villa still has all of the original architectural features of a noble residence both indoors and out. The ambiences are embellished with decorative details and beautiful floors, and the other buildings have been restructured in such a way as to maintain the typical characteristics of rural Umbrian farmhouses: stone façades, terracotta floors and wood beamed ceilings.

Outdoor space
The buildings are surrounded by 74 hectares of olive groves, vineyards and woodlands.
The villa itself boasts a lovely Italianate garden while the other buildings are surrounded by fields and olive groves.
There are two swimming pools on the property, each with an adjacent panoramic sunning terrace. There is an ample area for parking.

Services and utilities
All of the utilities have been installed in keeping with the regulations and are in perfect working order.

Use and potential
The estate has been a well-functioning, high-end tourist accommodation for some time now.
Its proximity to Lake Trasimeno, Perugia, Umbria and Tuscany’s other important historical towns and villages and the fact that it is a well-known destination advertised through national and international channels would indicate that continuing the activity as such is advisable.
However, the property could also service other purposes – as a beauty farm, or as a corporate representation residence, specialised clinic or private office centre.
Another option could be to use the main house as private residence and continue the tourist accommodation business in the other buildings.
