Description

Wonderful noble Renaissance Palace from the XVI century to restore. In the heart of the historical centre of the town of Orte, the building is just 30 minutes far from Rome. It spreads over five levels for a total of 2,300 square metres and has kept intact its original characteristics. A beautiful inner garden of about 200 square meters is part of the property. On the ground and first floor there are a series of large rooms with frescos and decorations by the School of Pietro da Cortona. In total on the ground floor there are six large rooms (from 30 square metres to 60sq m) in addiction to the large kitchen, pantry, kitchen, servants' living courter and some storage rooms. An impressive staircase leads to the first floor where there are eight large rooms (from 30 to 56 square metres), plus an independent apartment of 100 square metres that has been partially renovated and a terrace overlooking the garden of 20 square metres. The property includes a potentially habitable for 3 / 4, attic floor to restore, the basement with a beautiful cell, old barn and some old storage rooms around a semi-open very characteristic cloister that seems to reproduce one of the many historical towns of Lazio, Tuscany or Umbria. On the second basement there are two rooms used as a cellar, and on the third basement there are some Etruscan caves dug in the tuff connected from a tunnel. The main characteristic of the palace is that it has been unchanged over the years and inhabited for about two hundred years. There have recently been completely renovated the roof and façades. Inner doors and gates are the originals from the '600 as well as the painted panelled ceilings. Obviously to restore but once back to their former glory will shine for a truly unique property full of charm and history.

Additional Info

Location:

The property is just few meters far from the main square of Orte, where it is possible to admire the wonderful Renaissance cathedral. Orte is now an important road and rail link and in the past has been a town of great importance because of its joint road / river access from the north to Rome. With just over 30 minutes by car it is possible to reach many interesting touristy places such as Orvieto, Viterbo, Todi, and of course the beautiful Rome. In just an hour there are some of the main Tuscan towns such as Montepulciano and Pienza, and in a couples of hour the main cities like Siena and Florence. The Palace is then situated in a very strategic position: on a hill, near the train station and the motorway exit Orte which are about 3 / 4 miles, and the Fiumicino airport far about 40/50 minutes.

Services and Condition

Services:

The water, gas and electricity services are already linked to the house. Systems need to be completely redone and there is not heating.

Condition:

The building needs to be internally completely renovated even if the floors are currently all viable except for the attic floor. The roof and the façades have been recently recovered. The palace still retains all its original elements: doors, painted panelled ceilings, painted and decorated walls, original hand made terracotta floors. Also in the garden there are some original statues, vases and marble seats from the XVII century.
