The property is on the border between Tuscany and Lazio, 9 km from Acquapendente, 14 km from San Casciano dei Bagni, 87 km from Siena and 130 km from Rome. Proceno is on a hilltop of about 400 metres above the sea level and it is the last town on the north of Lazio. Its border separates the province of Viterbo from those of Siena and Grosseto. Between the two rivers and the Paglia and Stridolone, it is easily reachable from the stretch of the Via Cassia that links Viterbo to Siena. It is about twenty kilometres from the Bolsena Lake, and about 30 km from the Amiata Mount. Following the A1 Rome-Florence motorway the recommended exits are Orvieto and Fabro, Chiusi-Chianciano Terme. In recent years Proceno is becoming a renowned tourist destination for people from all over the world, both in summer and winter seasons, as it is an ideal place for everyone who need to have some relaxation time away from the chaotic city life. Among the greenery, it offers the chance to walk in the countryside and ons the roads along "the Stridolone". Because of its geographic location, spending some days in Proceno, it is possible to enjoy a trip to in the Brunello area, visiting beautiful towns such as Pienza, Radipole, Montalcino, S. Quirico d'Orcia or, for the spa lovers, San Casciano dei Bagni. Beautiful is also the lake area and the hamlets that are near it as Bolsena, Marta and Capodimonte. Within a radius of few kilometres there are plenty of other interesting itineraries.
