Location
We are in one of the best-liked and popular areas of Umbria, at only 10 km from the historic town of Todi, and in a central position with regard to Orvieto and Deruta (both 38 km away) as well as Perugia (55 km) and Spoleto (53 km).
This is a place that seems to be suspended between the valley and the sky, with a view extending to the town of Todi, which is clearly evident on the horizon.
The property consists of a villa, a cottage for guests, a tower and a barn, over a total gross surface area of 1834 sqm, as well as some small annexes, originally intended as animal shelters, and a swimming pool.
The buildings are surrounded by about 30 hectares of land.

Description of buildings
The villa:
The villa has four floors, consisting of several ancillary rooms on the ground floor, which may be converted into living spaces, a garage, a laundry-room, a cellar and the entrance to the upper floors.
On the first floor, there is a kitchen, a living room with fireplace and lounge – all overlooking a large panoramic terrace of about 200 sqm, a study, a bathroom and two ensuite bedrooms.
On the second floor, there are 5 ensuite bedrooms and a large storage room that could be converted into another bedroom.
The top floor is designed as a loft and storage area.
The guest cottage:
This has two floors. The ground floor is divided into a separate apartment with a kitchen, a bedroom/living room and a bathroom, two large storehouses and a stable.
There is another separate apartment on the first floor with a kitchen/living room, three bedrooms and a bathroom.
The tower:
This building, which is near the swimming pool, consists of a dressing room, two bathrooms and an area with a wood-burning oven. On the upper floor - inside the tower – there is a small room.
The barn:
The barn, which has a total gross surface area of 190 sqm, is presently used as a tool shed. It needs renovation and could be put to different use.

Condition
The villa is in fair general condition but needs some modernization work.
The living area of the guest cottage is also in fair condition, while the stable and storehouse areas need some structural renovation.
The tower is in good general condition.
The barn is in need of renovation work that would allow for recovery of space and, if desired, would allow it to be used for other purposes.

Outdoor space
The villa is surrounded by a park with tall trees, that is enclosed by a boundary wall, beyond which the garden continues on and surrounds all the other buildings.
Halfway between the villa and the guest cottage is the swimming pool, which is 20 x 10 m in size.
The property is completed by about 30 hectares of land, of which 1 hectare is Grechetto vineyard, 15 hectares are woodland and the remainder is arable land.

Usage and potential
At present, Villa Angelica is part of a large farm holiday business and is intended for use as an accommodation activity.
Thanks to the 30 hectares of land included in the offer of sale, it would certainly be possible to maintain this same intention, combining the cultivation of the land with a guest activity, that could also be increased by converting the barn into a living area and building other bedrooms there.
Another possibility is that of using the property as a place for events.
Otherwise, the villa, which has been opportunely renovated, could also e used as a main residence, using the guest cottage as an apartment for service staff.
