Location

The property is located in the province of Frosinone, a few kilometres from the cistercensisi Abbey of Priverno Fossanova and the coastal resorts of Sabaudia and San Felice Circeo.
Even if not isolated position, the privacy of the property is protected by two hectares of park.
The motorway is easily accessible, as are Rome (less than an hour) and Naples (about one and half hours).

Description of buildings

Two gates on opposites of the land give access to the the house, which stands on a rise.
A total 1140 sqm can be divided into the following: 700 sqm of living space, 43 sqm of portico, 27 sqm of terraces.

The main building consists of two storeys with a four storey tower and an outbuilding used as utility rooms.

The edifice includes the residential quarters (including the tower) and an independent unit for guests with access from the main building.
The ground floor features a huge reception hall with fireplace. The reception hall is connected to the garden through the wide windows and to the sleeping area through a cotto staircase.

The second floor of the tower features a master en-suite bedroom with dressing room while the third floor offers a further en-suite bedroom with access to the terrace at the top of the tower, which boasts stunning views of the surrounding mountain landscape.
A corridor with a veranda and a small terrace connects the tower to the rest and particularly to the sleeping area composed of six spacious en-suite bedrooms and a dressing-room.
A control-room, a cellar, a wood-store, an electrical control-room and a small bathroom cover a total surface of 32 sqm, used as gerdening material storage and as covered garage.

Condition

The use of natural materials such as stone masonry, wooden frames, exterior plastered finishings and exposed stones together with the use of traditional building techniques respect and preserve the history of the place.

The plant is equipped with a system for monitoring and remote control of the productive and working performance and is equipped with optical fiber alarm system.

Income
Besides saving energy, the photovoltaic system generates an income of about € 6.935,00/year (for the first year (then the natural deterioration of the performance of the photovoltaic modules should be considered), however contained within 10% in 20 years), which means a total revenue equal to approximately € 138,000.00 in 20 years.

Daikin Altherma air conditioning and heating system
Daikin Altherma is a domestic heating system extremely flexible and efficient from the energetic point of view, extracting heat from outside air, raises its temperature and distributes it throughout the house. The core of the system is an air water heat pump.
With the technologically Daikin Altherma system, 70% of the generated heat comes from a renewable energy source - the surrounding air - and therefore at no cost.
