The advertising efforts that we make and the strategic position of our three agencies, give us the possibility to have a wide clients portfolio. At the moment we have 2000 requests of different kind and from different parts of the world. We are asked apartments in the historical centres of our charming towns, farmhouses in our beautiful country, and farms, burgs and castles.
Most of the properties in our database, being country houses or apartments are of a high and prestigious quality, in magnificent and panoramic positions.
Our clients are both Italians and foreigners from different countries, as we advertise the properties on both Italian and foreigner magazines, on both Italian and foreigners web-sites and we also cooperate with some foreigners real estate agencies.
OUR SERVICES FOR THE VENDORS
ON SPOT INSPECTION One of our agent will make a personal visit to the property. Together with the owner our agent will fill the property identity card. On this purpose we will need all the available documents.
PROPERTY CHECK This is an important phase. We study the property situation and check if there is any problem that may compromise the negotiation.
PROPERTY ESTIMATE We then proceed with the estimation of the property. On this base we then suggest the more appropriate advertising technical and the market possibilities.
SALE ASSIGNEMENTS GREAT ESTATE operates with two different kinds of assignments: the free assignment and the exclusive assignment. If the you choose the free assignment, as a vendor, you are free to make your own private negotiations or to ask an other structure to take the sale assignment as well.
If and only GREAT ESTATE will close the negotiation we will ask for our service a percentage of 3%. In this case it is quite important that the owner keeps us updated on his negotiations. It is understood that GREAT ESTATE will not take any percentage if not trader of the negotiation.
If you choose the exclusive assignment GREAT ESTATE will be the only structure to organize the trades for the property. Even clients presented by the owner will be managed by the agency. With the exclusive mandate, the agency will take a percentage of 2,5%.
GREAT ESTATE does nor work on verbal assignments. Any assignment will have to be formalized by a document signed by the owner.
DETAILED RELATION ON THE PROPERTY ON SALE When we receive the sale assignment, either it is free or exclusive, we prepare a detailed relation on the property that will give the following information:location, description and state, services and utilities, all the urban, cadastral, fiscal, and mortgage related verifications and the possible use for the structure.
PROPERTY PHOTOGRAPHIC SERVICE Once obtained the sale assignment, GREAT ESTATE will provide a complete photographic service. The quality of the picture is absolutely important if we wish to advertise the property at his best.The photographic service is taken, depending on weather conditions, within one week after the sale assignment has been signed.
PROPERTY ADVERTISING POLICY According to the property typology, we select and choose the more proper way to advertise it. Apart from the typology, each property will be inserted in our database through the software Abitare in Italia which matches our clients database that at the moment counts more then 2000 requests.
Each property will be also inserted in our web-site, www.greatestate.it, with a high visibility on both Italian and foreigners search engines.
GREAT ESTATE will also display the properties in the agencies windows and will advertise them through leaflets that will be distributed in restaurants, hotels and spas of the area.
GREAT ESTATE will be also present in the most important real estate exhibitions catalogues. The vendors and our structure have a common aim: to find the right buyer in the shortest time. Selling a property may take from 4 to 10 months. During this period the vendor receives a monthly report with the following information: *Reports on on spot inspections with interested clients and their impression on the property; *property advertisyng; *comments and suggestions to optimize the sale.
