Principal House:

Ground floor:
Entrance Hall: first left, Cloaks and Guest WC with porcelain fittings, second left: corridor to Utilities: pantries, ironing room, laundry, service shower room, hand basin and WC.
To the right Terracotta Staircase with antique wrought iron handrail and balustrade leading up to the first floor and door to the Kitchen/family dining room.
Ahead double doors to the large Drawing Room, flooded with light, with stone fireplace and arched windows.
Left off the drawing room, the Dining Room comfortably seating twelve, with stone fireplace, and arched French windows.

First Floor:
Access to bedrooms from living room via wooden doors. One Twin Bedroom with glass-paned door out to its own sitting area, and Bathroom with pedestal basin, bathtub, Cesana glass, hand shower, WC, bidet.
A corridor continues to a second, larger, Bathroom with bath-tub, hand-shower, pedestal basin, WC, bidet, and then to the main Double Bedroom with terracotta floors. Open stone fireplace. Glass-paned door leads out onto a private terraced area.


The Tower House:

External and Ground floor:
Entrance from a Semicircular Patio flanked by twin cypresses. The grounds rise here, and beyond the roses in the distance views to one of the great castles which provided medieval Todi's outer ring of defence.

Small Entrance Hall and Terracotta Stairs ahead, with an exquisite small Guest WC with hand basin in celadon glazed tiles beneath. Off left, fully fitted Kitchen with marble splash backs and surfaces, breakfast counter, Smeg and Foster appliances and fittings.
Off right, is a Dining area for six with terracotta floors and large arched and leaded windows giving onto a Terrace overlooking the principal rose garden.

Through the dining area to a spacious and well lit Drawing Room with large open marble fireplace, vaulted ceilings and terracotta floors. Arched leaded windows and French doors to terrace and rose garden.

Mezzanine:
The stairs rise to mezzanine level and a charming Single Bedroom with an ocular window perfectly framing Todi's great churches.

First floor:
Continuing to the first floor, on right a Double Bedroom and, left, its en-suite Bathroom with glass shower room, bathtub, pedestal hand basin, bidet. Air-conditioning.

Second floor:

The Owners Retreat:
The Retreat is used by the owner when unaccompanied in Italy.
This is a new construction in stone and brick with a dual purpose for storage and agricultural implements.

External and Ground floor:

Ahead from the drawing room, double glass doors lead to the light and airy Triple Portico, currently enclosed with glass and antique tiles, which fills the entire width of the building and offers spectacular, indeed breathtaking, views across the grounds and valley to Todi framed in the landscape beyond.

This Portico is in use as a dining area for ten, a drinks area and a study with the three informal divisions merely indicated by the furniture. This truly enormous space will also function as an al fresco dining area/sitting area, open on three sides to the countryside.

A door leads from the Triple Portico to the fully fitted Kitchen, also accessed from the small Cloaks, and with its own outside door to a Covered Patio and drive. Fully fitted Arc Linea units in pale burgundy and brushed steel, with Foster and Smeg appliances, grey marble tops and splash backs. A spiral stair, shielded by an antique oriental wrought iron balustrade leads to the Lower Floor.

Lower Floor:
The current access is by spiral stair from the Triple Portico, or via the large double doors leading to the carport.

The Lower Floor accommodates household offices, storage and service facilities.
Laundry with full size washing machine, drier and humidifier, domestic stores and freezers. A WC and basin.

Description of land

As noted, the grounds - of over 15 acres - are delightfully landscaped in order to be cared for by a single gardener.

The drip-feed irrigation system for the rose gardens, flower beds and borders draws on the estate's own water sources.

Gardens, terraces, statues, rockeries and trees are discretely illuminated.

Linden trees, oaks, elms, cypresses, olive groves and a variety of fruit trees - pomegranates, cherries, apples, plums, apricots - with herb borders, lavender, rosemary and laurel bushes guarding hundreds of roses individually selected for colour, scent and season.

In winter, the lawns are dotted with wild flowers which in Spring give way to a profusion of bulbs, many rare and imported directly from Holland.
