IntroductionThis historic Villa is set in the heart of Umbrian countryside high above the local village surrounded and protected by it’s own grounds. It’s location, close to the city of Perugia give it easy access to all the important artistic and historical sites such as Assisi, Spoleto and Siena as well as excellent connections to Rome and Florence.The original main building of the villa was constructed around a 15th century watchtower but it was in the 1930’s under the ownership of the Guardabassi family that it was refurbished by the famous roman architect Ugo Tarchi and became renowned for it’s splendour and the natural beauty of the setting. Italian formal gardens were created, winding paths were cut through the park and surrounding woods and a large lake, a swimming pool and a Amphitheatre was added. Traditional farmhouses were built for groundsmen and workers, greenhouses and farm buildings including stables to service the villa. A 4 km aqueduct was put in to ensure all the fresh water that such an important property would require. Due to it’s central location it became headquarters for the German army and later for the Allied troops. During this period it was stripped of most of it’s household furnishings and abandoned for many years. The present owners purchased the Villa in 1989 and spent many enjoyable years returning the Villa to it’s former splendour. |

Full DescriptionEntering the villa on the ground floor into the central entrance hall with vaulted arched ceilings and graniglia marble floor, which accesses all the main reception rooms and the central staircase. The rooms on this floor are all interconnected creating a circle around the central staircase and all the reception rooms have parquet flooring and exquisite frescoes.This floor comprises a beautiful panelled library with painted decorations dating from 1774 on the panels and the doors. It leads to a large sitting room with arched ceilings and a galleried walkway which has been dedicated to the memory of the Guardabassi family with frescoes and paintings recording family members and important events. A comfortable sitting room, again with frescoed ceilings brings one back to the hallway passing a guest cloakroom. To the other side of the hallway one enters another small sitting room which in turn leads to the dining room which has paintings representing the surrounding countryside on all four walls. From here one enters the newly renovated kitchen with Venetian marble counters, wooden units and state of the art kitchen equipment including 7 burner gas hob, 3 sinks, 1 gas oven, 1 electric oven, double fridge freezer with ice maker and dishwasher. The kitchen leads into the spectacular sun room with it’s frescoed ceiling representing the gods, marble and hand painted maiolica tiles and huge stone fireplace. It has arched French doors on 3 sides that lead to the terrace overlooking the lake (inhabited by swans) and amphitheatre in the garden. On the first floor there are 4 bedroom suites each one comprising an ante chamber, bedroom and bathroom which are colour themed to match. All the bedrooms have access to terraces with views as far as Assisi and Perugia. The ceilings are vaulted in some of the bedrooms and most have beautiful hand painted decoration on the walls and ceilings. The bathrooms are finished with marble floor tiles and bath surrounds and all have large bath tubs and showers. They still retain the original fittings from the 20’s which are in excellent condition. One of the master suites has Bottecelli’s Venus depicted in marble inlay. The second floor comprises a 5th large bedroom suite, a 6th small bedroom suite both with breathtaking views and a further 6 bedrooms, 3 bathrooms and the tower room. A lift and spiral staircase that go from the ground floor to the top of the tower are the only access to the further 2 floors of the tower. The 3rd floor is a double bedroom and bathroom with the 4th floor being a look out with spectacular 360 degree views. To one side of the Villa as you enter the grounds are the farm buildings that serviced the estate originally. The first of these is a large farmhouse on 3 floors which has been restored to provide: Large stables with 4 loose boxes, a tack room, and a barn on the lower ground floor A covered terrace along the front of the building from where you access a large garage(3 cars/ double doors) 2 offices, a storage room and the stairs to the first floor. On the first floor is access to the 2 apartments.
