IntroductionHigh in the hills above the Adriatic coast with panoramic views as far as Ravenna, nestled in the protective boundaries of the neighbouring medieval castle.This historic convent was built for the order of the Cappuccini monks, followers of Saint Francis in 1564 with the aid and support of the rich and powerful from the neighbouring hamlet and castle. Today within the castle and hamlet walls, there is a thriving village with cosmopolitan style bars and restaurants, just walking distance from Conventino. The convent went through numerous and significant restorations throughout the 16th and 17th centuries and was briefly deconsecrated between 1789 and 1859 due to Republican pressure. In the first decades of the 20th century the property was transformed in to a summer home for seminaries and it wasn't until 1925 that the convent passed into private hands and was used as a residential villa. The building comprises the perfectly conserved cloister with it's central well and covered walkway at it's heart. To one side is the church, still consecrated and also perfectly conserved, reflecting the simple lines that characterized the architecture of the order in the 16th century. The same style is evident in the monks cells which are decorated with devotional frescoes. The present owners acquired the convent in 1975 and have sympathetically restored the property maintaining all the original features from the various stages of it's past creating a beautiful home with an extraordinary sense of history and character. |

Full DescriptionThe entrance is next to a covered arched portico with an external door to the church. Entering through a hallway in to the cloister with terracotta tiles, central well and arched surrounding walkway. From here one accesses the church, the living quarters and the garden.To the rear of the church one accesses the cantina which is carved out of the stone with a winding staircase going down 2 floors with alcoves long the walls to place the wine. On the ground floor is a large reception room with stone fireplace used as a sitting/dining room. The exposed beams have the original painted decoration and the floor tiles are hand made terracotta. Going through glass doors and along a galleried walkway brings you to a study which leads into a large double bedroom with beautiful frescoes, French doors onto a small balcony overlooking the pool and an en-suite bathroom still with the classic 40's style fittings. This suite of rooms certainly has the wow factor being full of character and extremely romantic. A large country style kitchen completes this floor with fitted wooden cupboards, a counter level fireplace, and a large arched door to terrace overlooking BBQ area. On the lower ground floor is the reception room of the Angels, so called because of the painted beams and frescoes. This spacious room has 4 sets of arched French doors leading to a terrace, a galleried walkway along one side and windows that overlook the cloister and an arch leading to an arched corridor. This corridor leads to another large reception room with 4 sets of French doors onto a terrace with a vine covered pergola and built in BBQ area a, a bar in one corner making it ideal for entertaining. Next to this is a kitchen, probably in need of some modernization for most tastes, but a good size and well positioned for summer entertaining with it's vicinity to the garden. On the second floor there are the monks sleeping cells, two have been left as bedrooms and one turned into a shared bathroom, these rooms overlook the cloister. At the end of this corridor is a large room above the sacristy with a trap door opening to the nave. Also on this floor is a double bedroom with windows on 3 sides taking in the panoramic views with a shower room en-suite and a balcony overlooking the pool. Along the corridor are two more double bedrooms with a spacious connecting bathroom again with the 40's fittings. All these rooms have balconies overlooking the views. There are a further 3 double bedrooms and 3 bathrooms completing this floor. Description of land There is a large terrace area that sweeps around the entire building with pergolas ,BBQ area covered terraces and look out points to admire the views across the Adriatic coastline and inland across the hills towards the San Marino. The terrace leads to the sports area with a swimming pool of 12 x 8 finished in mosaic and dating from the 1930's with it's pool house. Next to this is the tennis court with changing rooms. This level of the garden is surrounded by mature Cypresses and is very evocative of times past with genteel garden parties with swimming and long lazy tennis games.
