Even if its origins are lost in time, the first evidences of the fortress/house from which Villa Piediprato derives date back to 1435, when Giovanni Guglielmo Giuderocchi succeeded the last heir of Family Tibaldeschi.

Theatre of events that are portrayed in History, like the conjuring against Pope Urbano VIII, the Villa became dwelling of some among the most powerful Families of the time, from that of Cardinal Centini, to the Piccolomini, going through ups and downs, splendour and abandonment, till the recent reconstruction.

“Hic secura quies, hic pax, hic gaudia vera” “Here’s quietness, peace and true joy”. This motto carved in stone, towers from centuries above the entrance and welcomes the visitor, summing up the true essence of Villa Piediprato in just a flash.
A place imbued with spirituality, in which the soul relaxes, perceiving vibrations of an ancient history, traced either by the important characters that used to live here, and by the common people, the peasants who, by the end of the 19th century, used to climb up to the Villa for the “Fiera della Perdonanza”, a fair that used to take place in the courtyards and gardens of the Villa.

The buildings extend over a surface of more than 2200 gross sq. Meters, including the owner’s house, a private chapel, the renewed building of the old stables, the guests’ house, a porter's lodge, various other rooms and a garage.

The owner’s house is on three levels, for a total of 1089 gross sq. Metres.
The ground floor hosts the living area, composed of the entrance, a studio, four halls, a broad kitchen, two bathrooms and a laundry with access to the cellar.

The first floor hosts the noble level, with a 50 sq. Metres frescoed hall and six further halls, some of which have given back frescoes of the 15th, 17th and 19th centuries along the restoration works. The floors are the original ones in handmade terracotta, patiently restored and reassembled.

On the same floor you have a studio that allows the access to the bathroom and, through a small aisle, to the chapel’s mezzanine.

The second floor is completely destined for night area, with a big central hall that gives way to the four big bedrooms, all of which with private bathroom, including the owner’s suite, composed of a wide wardrobe room, a bedroom and a bathroom with pool and shower.

The central wing of the building is disposed perpendicularly to the owner’s house, and it’s composed of the chapel, flanked by a characteristic building with big brick-vaults that used to host the stables, and that now has become a charming independent dwelling for the guests.

The ground floor is composed of entrance hall, a double vault-hall and a beautiful kitchen; the first floor has a hall, a further kitchen and four bedrooms with three bathrooms. Climbing further up you reach a splendid terrace, a perfect solarium.

A further right-angled wing bends in front of the Villa, with two buildings that protect the internal court.
It is here, at the basement level that we observe the most ancient part of the complex, represented by two characteristic halls with original brick-vaults, connected to a big, professional kitchen that serves the outer space and the close-by pool.
On the upper floor, a fantastic 148 sq. Metres hall has been realized; it is perfect for expositions, shows or as meeting-hall.

The agile structure in lamellar wood that allowed the realization of such a wide space is perfectly integrated with the ancient structure and the big, ancient fire set that is located there.

Outside, a portico goes along to the area where the pool is located, in a discreet and private position, surrounded by lawn and high palms.

The property is completed by a porter's lodge with living-room, kitchen, three bedrooms and two bathrooms.
Surrounded by 9 hectares of private ground, with more than 1,250 olive trees, cypresses and orange trees, the Villa rises mightily on top of the hill, embraced by the ancient boundary walls with buttresses.

Perfectly cured box bushes draw inside the typical geometrical motifs of the Italian garden, while outside the court there’s the wood, crossed by the long access alley and by shady footpaths.

Condition

The deep restoration works, performed with great passion, has brought back the building to its previous splendour, in respect of the history of the place. The finishing is of very high quality. An important work has been done, recovering the original materials. Wherever possible, they’ve been recovered and meticulously restored, like the splendid floor of the noble level, that still has the original handmade terracotta. The bathroom’s accessories and covering have been made with Carrara marble, working one big block by the delicately warm veining.

Frescoes on the ceilings have been recovered, while other halls have been embroidered with new paintings by William Xerra and by polychromatic ceramic tiles, hand-painted by Cleto Capponi with motifs from the Renaissance and references to peasants’ life, with sceneries that can still be recognized in the surrounding countryside.

We are in Piceno, at the border with the Monti Sibillini Reserve, 12 km away from Ascoli Piceno and 10 minutes by car from the Adriatic coast.
Villa Piediprato is 1 km from the village Spinetoli, uphill and with a fantastic sight on the countryside to the sea.
